Changes & cancellations
DEPOSIT & CANCELLATION POLICIES
- A deposit is required for all bookings that fall wholly or partially within the respective higher season period at the time of booking.
- Bookings are not confirmed until the deposit is paid.
- Cancellations must be in writing by either email or mail.
- Please check your departure dates carefully as no refund is given on early departures.
Low-Season
(June-August, excluding all Public and School Holidays)
- Deposit accommodation/all sites: 25% of booking.
- Deposits for reservations made for Low-Season will only be refunded, less a $30 cancellation fee, if you notify us 14 days prior to your scheduled arrival date. If you provide less than the required notice, your deposit will be forfeited.
- Remainder can be paid on check-in.
Mid-Season
(End of Christmas School Holidays-June, September-Start of Christmas School Holidays, excluding all Public and School Holidays)
- Deposit accommodation/all sites: 25% of booking.
- Deposits for reservations made for Mid-Season will only be refunded, less a $30 cancellation fee, if you notify us 30 days prior to your scheduled arrival date. If you provide less than the required notice, your deposit will be forfeited.
- Remainder has to be paid three days prior to arrival.
High Season
(Start of Christmas School Holidays - End of Christmas School Holidays, Easter and all Public Holidays/Long Weekends)
- Deposit accommodation/all sites: 50% of booking.
- Deposits for reservations made for High Season will only be refunded, less $50 cancellation fee, if you notify us 60 days prior to your scheduled arrival date. If you provide less than the required notice, your deposit will be forfeited.
- Remainder has to be paid 30 days prior to the respective High Season Start.
Pets
- Unfortunately, we do not accept pets.

What you need to know
Day Visitor Policy
- Registered guests are permitted to have visitors during their stay. All visitors must be registered at reception when entering the park and further must park their vehicle in the public Middleton Beach car park. Please note, guests and their dependents are not permitted to use the parks’ facilities, due to liability and insurance reasons.
- Please note it is the responsibility of all parents/guardians to supervise children at all times during your time at the park.
- We apologise for our strict policy but have implemented this to protect our local business and paying guests right and entitlements to park facilities.
Park Guidelines
- Please take the time to read, understand and adhere to these guidelines to ensure that everyone enjoys their stay at the park. Paying Guests are entering a contract upon staying here that these rules are followed.
Tents on Ensuite Sites
- It is preferred you place your tent on the concrete slab and bring longer guide ropes and extra ground padding for inside your tent.
Office & Shop
- Reception hours are 8:00am – 9:00pm, 7 days a week. We have a wide range of tourist information, gas bottle refills and a range of convenience items available.
Quiet Time
- Quiet time is 10:00pm – 7:00am.
- Please keep the noise levels down until at least 7:00am – especially children. Parents, this is your responsibility to enforce this.
Children
- Please note it is the responsibility of all parents/guardians to supervise children at all times during your stay at the park.
Pets
- Unfortunately, we do not accept pets.
Speed Limit
- Strictly walking pace only - 8 kmph and please watch out for children on bikes, scooters and foot, etc!
Check-in Time
- 2:00pm
- Please note, we always will try our best to accommodate early check-ins but sometimes it is simply not possible. Thank you for your understanding.
Check-out Time
- 10:00am
- Late check-out by arrangement only and must be prior to departure day. Please note, we always will try our best to arrange late check-outs but sometimes it is simply not possible. Thank you for your understanding.
- If leaving early, please arrange with reception where to leave your keys.
Bikes
- Please advise your children that bikes, skateboards etc. must be ridden at a walking pace on the roads and not after dark or around gates/entrances for safety reasons.
- Flags on bikes are encouraged to increase visibility of riders.
- Helmets must be worn at all times! It is the parent or guardians’ responsibility that these rules are enforced.
- We don’t take responsibility for accidents and injuries.
- Lock up your bikes and scooters at all times when not in use.
Vehicles
- One per site only.
- Please arrange with reception for parking of extra vehicles, boats, trailers etc. No maintenance to be carried out in the park.
- If you need to wash your vehicle, please use a bucket and wash on the grass.
- We currently do not have an electric vehicle charging facility and do not permit EV charging on the grounds or at cabins. If detected a $30 fee will be charged. The closest paid charging station is located at 255 Stirling Terrace, Albany WA 6330.
Bore Water
- We use bore water to reticulate our park grounds. This reduces our reliance on scheme water which is a scarce resource. We don’t take responsibility for stains which it might cause.
Ground Sheets
- To keep our lawns looking great, please only use shade cloth to allow the grass to breathe.
Rubbish
- All rubbish is to be wrapped/bagged and placed in bins provided. Please encourage others to follow our policy of reduce, reuse, recycle.
- Special recycling bins are marked with yellow throughout the park for your use.
Fish Cleaning
- A fish cleaning table is provided behind the Rec Room.
- Please recycle heads, bones etc. by burying them into the beach sand where caught or donate to Department of Fisheries.
Recreational Areas
- Please read and adhere with the pool area rules at the gate and around the pool area before swimming.
- No wetsuits in pool.
- Use at own risk. Management will take no responsibility for loss of personal belongings and injuries.
- These areas are open from 8:00am until 9:00pm.
Camp Kitchen
- The Camp Kitchen has a large TV for your use and a wood fire for those cool winter nights.
- In consideration to other guests please clean up after you have finished using these facilities. Thank you.
Fridges and food labels are provided. We don’t take responsibility for loss.
Dump Point
- Located directly behind the amenity block.
Clotheslines
- Located outside each laundry facility, while clothes dryers are provided in the laundries if required.
- Due to current by-laws, we would prefer you not to attach lines from trees, vans etc.
- We don’t take responsibility for loss.
Open Fires/BBQ’s
- Open fires are prohibited in the park.
- There are electric and gas BBQs in the park located by the pool, amenity block, camp kitchen and by gated entrance at far end of park.

Emergency
- In the event of an emergency, please contact Reception, or after hours please contact the night Manager on 08 9841 3593.
- The assembly point is the car park near the Albany Surf Club.
Extra Cleaning
- Guests staying at BIG4 Middleton Beach take full responsibility for any damage and/or breakages and/or loss incurred during their stay.
- Tariff of room includes standard cleaning of room at time of guests’ departure. If extra cleaning is deemed necessary; due to excessive mess, dishes and/or rubbish, an additional cleaning charge may be added to the room's bill or the credit card charged.
